Responsibility
1. Tenant Acquisition and Retention:
o Responsible for finding and attracting tenants
o Ensure tenant satisfaction and address any concerns promptly.
2. Market Research and Analysis:
o Analyze market trends to determine competitive rental rates, occupancy rates, and demand for specific property types.
o Assess the viability of leasing options, considering factors like location, property condition, and amenities.
3. Lease Negotiation:
o Engage in lease negotiations such as rent, lease duration, security deposits, and any special provisions.
o To secure favorable lease agreements that benefit the company
4. Property Showings and Tours:
o Conduct property showings and tours for prospective tenants. Highlight the property’s features, answer questions, and address concerns.
5. Documentation and Legal Compliance:
o Prepare and review lease agreements, ensuring all necessary terms are included.
o Handle paperwork related to lease execution, renewals, and terminations.
o Staying up-to-date with housing laws and regulations, and ensuring all leasing activities are in compliance with local and state laws.
o Follow-up with panel solicitors for legal action.
6. Tenant Relations:
o Maintain positive relationships with tenants. This includes addressing maintenance requests, handling complaints, and ensuring timely rent collection.
7. Marketing Strategies:
o Develop effective strategies for promoting the properties.
o To utilize online platforms, social media, and traditional advertising methods to reach potential tenants.
8. Budgeting and Financial Management:
o Work within budget constraints set by management to maximize occupancy while minimizing vacancies.
o Track rental income, expenses, and financial performance.
Perform any ad hoc assignments as and when required by the Management
Job Requirement
- Bachelor's degree in Business Administration, Real Estate, or a related field.
- Proven experience in leasing and property management
- Strong negotiation, communication, and interpersonal skills.
- Knowledge of commercial leasing laws and regulations.
- Ability to multitask and thrive in a dynamic, fast-paced environment
