KEY ACCOUNTABILITIES
Responsible for the activities related to the overall management, planning, investment, sourcing and development of properties and projects, not limiting to land sourcing, land or project JV sourcing, project feasibility, technical & operation for construction, Profit & Loss accountability, managing the field of operation, finance, sales & marketing, real estate management, government authority liaison, neighbourhoods liaison, suppliers, contractors and any other stakeholders of the Property Division.
RESPONSIBILITIES
• Overseeing the overall management of properties and projects as well as responsible for overall planning and development of properties and projects of various types of developments – mixed development or residential or commercial.
• Responsible for identifying, determining and managing strategies to drive financial top-line and bottom-line of new and existing developments and properties.
• Developing, in conjunction with the leadership team, the strategy for the development function. Participating effectively towards the achievement of strategic and business plan objectives.
• Direct, manage, oversee and monitor multiple projects ensuring completion within assigned budgetary, sales target, resource and time constraints. To ensure projects completion on time, budget and highest quality.
• Understand process of the development cycle, conceptualize development design requirements sourcing, evaluate, resolve possible issues, and formulate design briefs to ensure that these are aligned with the Company’s development strategy.
• Responsible for identification of lands for planning developments, conduction research and product development, feasibility studies, design and construction of developments.
• Prepare pre-development feasibility study/ analysis of the potential returns of land investments through financial projections and market research.
• Manage overall marketing and sales planning to ensure timely deliverables at the intended and targeted value.
• Responsible for matters in relation to property development such as project management, property management, sales and marketing, legal, financial matters, etc
• Main liaison with various parties on issues pertaining to the property development. To deal with government officials, landowners, property owners, potential buyers, consultants, contractors, suppliers, other developers, bank officers, lawyers, etc.
• Providing support in areas including reporting and disclosure, risk identification and management, policies & procedures, product & strategic objective plans and implementation plans.
• Inclusive of any other duties and responsibilities assigned by board of directors deemed related and appropriate.
QUALIFICATION AND EXPERIENCE
• Candidate must possess at least a Bachelor’s Degree, Post Graduate Diploma, Professional Degree, Master’s Degree in Engineering (Civil), Property Development/Real Estate Management or equivalent.
• At least 10 years of relevant work experience with reputable property development companies.
• Strong leadership qualities including business acumen adaptability, efficiency as well in reporting to Board level.
• Strong management experience and skills with the ability to lead cross-functional teams and people not directly reporting to you.
• Strong leadership and sense of confidentiality and business ethics.
• Must be highly organized, enthusiastic, self-motivated, multi-tasking & work under pressure, detail & dateline oriented professional with good people skill, people manager experience is an advantage.
